Work looks different for every company.
So do workspaces.
Berlin/Vallila is 17,000 square metres of opportunity – featuring flexible floorplans, open spaces, and lots of different ceiling heights, and massive windows that let in loads of natural light.
With available spaces from 207 m² all the way to 8,950 m², this industrial gem is currently transforming into bespoke workspaces for companies of all shapes and sizes.
Situated in the urban and industrial Vallila neighbourhood, the V-shaped property occupies two full city blocks in one of the oldest and newest areas of Helsinki. It’s made up of two large re-imagined and retrofitted industrial spaces: the older Elimäenkatu 25 and the newer Elimäenkatu 27.

Elimäenkatu 25
Built in 1939 and 1945
6 floors
Elimäenkatu 25 is 6 floors of flexible and spacious office space. Originally built as a concrete factory and most recently home to Helsinki’s Academy of Fine Arts, this industrial gem features everything from small and cosy spaces to large open offices with windows to match. This building has taken many shapes in the past and it’s ready to accommodate your company’s wants and needs today.

Elimäenkatu 27
Built 1999 - 2000
6 floors
Elimäenkatu 27 is the newer side of the property, built between 1999 and 2000. Originally the home of one of the Nordic’s biggest telcos,
Elimäenkatu 27 linked the industrial legacy of its “other half” with new technology, the free flow of information and constant connectivity. Beyond the red brick façade, you’ll find flexible and functional spaces that can easily be adapted to your company’s taste and needs.
The courtyard
Between the two buildings that make up Berlin/Vallila lies a large open courtyard that’s home to a popular lunch restaurant. It’s the perfect spot to meet up with colleagues, mingle with other people from the building and more.
